What is a Title Company and Why Do I Need One?

According to the Real Estate Settlement Procedures Act, yes.

Your lender will likely suggest their preferred title company, but there are benefits to shopping around yourself. The lender has no incentive to choose the best title company, so it’s possible that they might just choose based on price rather than quality.

Now that you know what a title company does and why you need one that you can trust, your research can begin.

Do I Choose the Title Company?

How Do I Start My Search?

There’s no substitute for the experiences of family and friends. Ask around and find out what their experience was. Consider asking your real estate agent as well. They’ll no doubt have a few professional opinions to share.

Once you have a list of company names, you’ll want to do your own research online. Here are the four qualities that your title company should have.

1. A Good Reputation

Your settlement agent will be coordinating one of the biggest days of your life, so look for a history of excellence. The research done by your title company will affect you to the day that you close your mortgage. In addition to issuing title insurance, title companies also assist with the real estate closing, as well as maintaining escrow accounts until your mortgage is paid off.

When checking out a company’s website, look for a few key things.

  • Is the website easy to read and navigate?
  • If the website is poorly designed, or if it’s hard to find the company’s testimonials from former clients, you might want to move on to the next company on your list.
  • Finally, check out online reviews through Google and Yelp. If there’s a pattern of dissatisfaction with former clients, it will be obvious.
2. Years of Experience in Real Estate

It’s vital that your title company has the expertise to know how to avoid mistakes, guard your private information, and keep all parties from making costly errors. A skipped step could lead to delays or a purchase being completed incorrectly.

Boundary Title & Escrow is an example of an experienced company that knows the importance of transparent communication, using the latest technology, and offering cutting-edge resources on their website to prepare you for every step of the process.

3. Pricing

Maybe not time to go for the value choice, but why not shop around? Before making your choice, compare the prices of the title companies that have caught your eye. Look for a company that is up-front about disclosing its fees, the services offered and what they include, and whether the price can change. Boundary Title offers an online quote to save you time during your research.

4. Location

You’ll likely be signing the closing paperwork in-person, so you can save some time with a nearby title company.

From their office in Huntsville, Boundary Title & Escrow services Madison, Cullman, Athens, Guntersville, Decatur, and surrounding areas as the premiere resource for residential and commercial transactions in North Alabama.

Now Your Title Services Research Can Begin

Buying a home can be a long and trying task, and working with a title company that you trust means one less thing to interrupt your sleep. Choosing the right title company is a big decision, but if you make sure to research your company’s reputation, years of experience, services offered, and pricing thoroughly, you can make the process less hectic and more peaceful.
